Exterior Basement Waterproofing in Wyoming MI
Are you experiencing basement moisture problems? You should consider exterior basement waterproofing. After all, the water that is causing the problems is on the outside of the walls. You only need to ensure that it stays out.
Exterior basement waterproofing is especially beneficial where you’re dealing with an already finished basement. Waterproofing from the exterior will help you avoid causing damage to the interior surfaces. You can therefore protect your investment.
What it involves
There are various aspects of exterior basement waterproofing. The specific methods, materials and systems used for waterproofing will depend on the contractor you choose. They will also depend on the cause of the leak. However, the following are the basic elements of waterproofing a basement from the outside:
- Installing an exterior waterproofing membrane
An exterior waterproofing membrane helps create an impermeable barrier through which water cannot pass. The soil around the foundation walls has to be excavated in order to install this membrane.
The soil is excavated several feet to allow the technicians to work easily. Soil and other lose materials are cleaned from the wall before the surface is prepped for the installation of the waterproof membrane. The soil is backfilled after installation.
Installing an exterior membrane is an effective long term solution for waterproofing.
- Installing an exterior drain tile
If your home is in an area with a high water table, an exterior drain tile will be installed alongside the waterproof membrane. This drain tile will ease the hydrostatic pressure on the walls by draining the water away from the walls.
An exterior drain tile includes a perforated PVC pipe that is laid along the footings. Water from the soil drains through the holes into the pipe and is guided away.
- Repairing cracks from the exterior
Cracks in foundations can occur for a number of reasons. They may occur as a result of the foundation settling or the lateral pressures from the surrounding soils.
Cracks can be repaired from the interior using sealants. They can also be repaired from the exterior. This involves the use of granular clay. The clay is used to seal the cracks from the outside. After backfilling, the repair is invisible to the eye. No one will know about the repairs.
It is important to invest in the services of an experienced basement waterproofing contractor. This will ensure that the solution you apply will have long term benefits.
